Moisture Testing in Commercial Concrete Slabs

Excess moisture in concrete slabs is the single most common cause of flooring failures in commercial construction. Adhesive bond failure, vinyl blistering, carpet delamination, and mould growth can all be traced back to inadequate moisture management. Understanding how moisture is tested, what the acceptable limits are, and what remediation options exist is essential for builders, project managers, and facility owners.

01.Why Moisture Is a Problem

Concrete slabs retain significant moisture during the curing process, and in some environments — particularly ground-level slabs without adequate vapour barriers — moisture continues to migrate upward from the ground. When flooring is installed over a slab with elevated moisture, the moisture becomes trapped beneath the flooring product. This can cause adhesive failure, osmotic blistering in vinyl, mould growth under carpet, and dimensional instability in timber and laminate products.

02.Accepted Test Methods in Australia

AS 1884 and flooring manufacturer guidelines reference several moisture test methods. The most widely used in Australia are: the Relative Humidity (RH) In-Situ Probe Test, which measures the RH within the slab at a depth of 40% of the slab thickness; and the Calcium Chloride (MVER) Test, which measures moisture vapour emission rate from the surface. The RH probe method is generally considered more accurate and is increasingly preferred by manufacturers and specifiers.

03.Acceptable Moisture Limits

For most resilient flooring products, the maximum acceptable relative humidity is 75% RH (measured using the in-situ probe method). Some moisture-tolerant adhesives and products may allow up to 85% RH, but this must be confirmed with the specific manufacturer. For calcium chloride testing, typical limits are 5.0 kg/m²/24h or lower. Always refer to the specific product manufacturer's technical data sheet for the applicable limits.

04.When to Test

Moisture testing should be carried out as close to the flooring installation date as practical, and after all wet trades have been completed. Testing too early — before the building is enclosed or HVAC is operational — can produce misleading results. On new construction projects, slabs should be allowed to cure for a minimum of 28 days before testing, though longer periods are often required to achieve acceptable moisture levels.

05.Remediation Options

Where moisture levels exceed acceptable limits, several remediation options are available. Moisture mitigation membranes (epoxy or polyurethane-based) can be applied to the slab surface to block moisture vapour transmission. These systems are tested to ASTM F3010 or equivalent and can allow flooring installation over slabs with RH levels up to 100% when correctly specified and applied. Concrete grinding is typically required prior to membrane application to ensure adequate adhesion.

06.Documentation and Liability

Moisture test results should always be documented and retained as part of the project record. If a flooring failure occurs and moisture is identified as the cause, the absence of pre-installation test records can expose contractors and builders to significant liability.
