The Complete Guide to Commercial Floor Preparation
No flooring installation is better than the substrate it sits on. Inadequate floor preparation is the leading cause of premature flooring failures in commercial buildings — and it is almost always more expensive to fix after the fact than to do correctly from the start. This guide covers the key stages of commercial floor preparation and what to expect at each step.
01.Why Floor Preparation Matters
Flooring manufacturers specify substrate requirements that must be met before installation proceeds. These requirements cover surface regularity (flatness), surface strength, moisture content, and freedom from contamination. Failure to meet these requirements can void product warranties, cause adhesive failure, result in visible surface irregularities, and lead to premature wear or delamination. On commercial projects, the cost of rectifying a failed floor — including removal, disposal, and reinstallation — typically far exceeds the cost of proper preparation.
02.Concrete Grinding
Concrete grinding is used to remove surface contaminants, high spots, existing adhesive residue, paint, and coatings. It also opens the surface profile of the concrete to improve adhesive bond. Commercial grinding is carried out using planetary or single-head grinders fitted with diamond tooling. The appropriate tooling and grit sequence depends on the hardness of the concrete and the nature of the material being removed. Grinding generates significant dust, and dust extraction is essential for both safety and site cleanliness.
03.Shot Blasting
Shot blasting uses steel shot propelled at high velocity to clean and profile concrete surfaces. It is particularly effective for removing thin coatings, laitance, and surface contamination over large areas. Shot blasting produces a consistent surface profile and is often specified where adhesive bond strength is critical. Unlike grinding, shot blasting is largely self-contained — the shot and debris are recaptured by the machine, making it a cleaner process for occupied buildings.
04.Patching and Crack Repair
Surface defects including cracks, holes, spalls, and joint edges must be repaired before flooring installation. Flexible polyurethane sealants are used for active cracks and control joints. Rigid cementitious patching compounds are used for surface defects and low spots. The choice of patching material must be compatible with the flooring adhesive and the substrate. On commercial projects, it is common to find significant patching requirements that are not apparent until grinding has been completed.
05.Self-Levelling Compounds
Where the substrate has significant undulation or low spots that cannot be addressed by grinding alone, self-levelling compounds (SLC) are used to create a flat, smooth surface. SLCs are poured and spread across the substrate, flowing to fill low areas and create a level surface. They are available in different formulations for different applications — including fast-setting compounds for time-critical projects and fibre-reinforced compounds for substrates with minor movement. Primer application is essential before pouring SLC to ensure adhesion and prevent pinholes.
06.Moisture Mitigation
Where moisture testing reveals elevated moisture levels in the slab, a moisture mitigation membrane must be applied before flooring installation can proceed. Epoxy and polyurethane-based membranes are applied by roller or squeegee and cure to form a vapour barrier. Two-coat systems are standard, with the second coat applied perpendicular to the first. The membrane must be allowed to fully cure before flooring installation — typically 24 hours at 20°C, though this varies by product and conditions.
07.Quality Assurance
Before flooring installation commences, the prepared substrate should be inspected and documented. Surface regularity should be checked with a 1.8m straightedge. Moisture levels should be re-tested after preparation is complete. The surface should be clean, sound, and free from dust, oil, and loose material.
